However we have performed assignments in Metropolitan areas like Cincinnati, OH, Chicago, IL, Lexington and Louisville, KY.
Scope of the Work-Type of Appraisal
  • WAG provides customized appraisals within the framework of USPAP to meet the clients needs.
  • Scope of the work may range from full inspections with accompanying photographs, measurements and drawings to drive-by inspections.
  • WAG provides Complete Appraisals which utilize all three approaches to value (Cost, Sales, Income) or may provide Limited Appraisals whereby the departure provision has been invoked based on the request of the client if the resulting analysis remains credible.

    Reporting Options for Appraisals

    To complement the scope of the work Wilson Appraisal Group provides three significantly different types of reports based on the needs of the client.

  • Self Contained Appraisal Report. This is the most detailed reporting option. This report contains everything that is related to the subject property?s physical inspection, legal description, site characteristics, comparability and value conclusion. These reports range from 40 to 100 pages in length.(Always a Narrative report).
  • Summary Appraisal Report. The essential difference between a Summary Appraisal Report and a Self-Contained Appraisal Report is the level of detail of presentation in the report. A Summary Appraisal Report may range from as little as 15 pages to well over 25 pages in length. (Always a Narrative report).
  • Restricted Appraisal Report. This reporting option is the least detailed of the three reports. Restricted Appraisal Reports may range from as little as 3 pages to over 10 pages and may be an option only when the client is the only user of the analysis and conclusions. (Generally a brief Narrative report).
